Melrose Park, a new masterplanned development in North-West Sydney, is giving buyers access to great amenity, thoughtful and sustainable design, and the chance to embrace a vibrant and diverse community.
Developed by Sekisui House Australia, Melrose Park is set amid five hectares of scenic green parkland and offers apartments and townhouse-style residences ranging from one to three-bedrooms.
“We have given very detailed consideration to who will be living here, and what will be important to them as they step outside of their apartment each day,” says Alex Grujovski, Project Director, Sekisui House Australia.

Melrose Park is just moments from the new Melrose Central Town Centre, which will have supermarkets, fashion retailers, food, medical facilities and restaurants. Within the Melrose Park community, there are also state-of-the-art recreational facilities designed for all ages and interests.
“For children, we have dedicated playgrounds, for teenagers we have skateboard tracks, and for everyone there are walking trails, cycling paths, and outdoor gyms,” says Grujovski.
The community is well serviced by public buses, while a community shuttle bus also takes residents to Meadowbank Train Station and Meadowbank Ferry Wharf five days a week. The forthcoming Parramatta Light Rail Stage 2 will have a light rail stop on Hope Street in Melrose Park, connecting residents to Parramatta CBD and Sydney Olympic Park in minutes.
“Wherever you are in Melrose Park, you are within walking distance of public transport within 400 metres,” says Grujovski.

The apartment designs have been carefully considered to offer the best possible lifestyle, with open-plan layouts, plenty of storage, high-end fixtures and premium appliances. Grujovski says buyers have been attracted to the dual-key apartments, which share a foyer and are connected by a door, but are two fully fitted out apartments.
“These are perfect if you have a family member like a parent who wants to live near you but also wants their own privacy,” he says.
SMART AND SUSTAINABLE
Melrose Park will be a “smart” community, so residents can always tap into Wi-Fi hotspots, smart wayfinding, and electric vehicle charging when they need.
“All of our buildings will utilise smart technology to minimise energy consumption, such as sensor and control systems, and we’ve already introduced that in our existing stages,” says Grujovski.
It will also be a sustainable community, with the goal of having a low environmental impact well into the future. For example, rooftop solar panels will supply power across the community, contributing to a 7-star natHERS energy rating.
In addition, the gas and hot water systems will use up to 30% less energy than standard systems, reducing carbon emissions by up to 1,900 tonnes per year. It’s clear this is a place with a long-term vision in mind.
CREATING CONNECTIONS
The community has been designed to be more than just a place to live, but a place where residents can constantly generate new experiences and connections. Across the masterplan, there are plenty of pockets that have been designed to facilitate incidental catch ups with neighbours while people go about their day.
“We are looking to introduce public gardens where residents can grow their own food and that will foster interaction amongst the diverse cultural community that we expect to see and house here,” says Grujovski.
Residents will enjoy the serenity of being surrounded by at least 1400 new mature trees and 20 heritage trees which will be retained and protected during construction. Amid this scenic backdrop there will be new public art throughout the masterplan, which will promote and celebrate the history and diversity of the community.
INVESTING IN THE FUTURE
So far, Melrose Park has been attracting both owner occupiers and investors, with over 90% of the current stage sold out one year before completion. Grujovski says 100% of the rental apartments managed by Sekisui House Australia are occupied, with a 95% renewal rate, and current yields over 5%. For purchasers interested in this stage under construction, Melrose Park Village, there are three-bedroom apartments, as well as two and three-bedroom townhouse-style residences currently available.
PropTrack data shows the surrounding suburb of Ermington had a median unit price rise of 7.9% over the past year, and the median rental price also went up by 14.8% in the same period.
A new release will launch in February 2025, comprising a mix of apartment types for different buyers.
